Too many tenants fall in love with the layout and ignore the power dynamics. The property might be cute. The lease might not be. Here’s how you shift the conversation—and the leverage—before you get locked in.
Questions to Ask the Leasing Agent (Before You Apply)
1. How do you handle repairs? Who’s your preferred vendor?
• Translation: Do they outsource to cheap contractors or handle things promptly and professionally?
2. What’s your policy for mold, pest control, and habitability issues?
• You’re checking for evasion here. If they say “never had an issue,” that’s a red flag. Every property has some issue.
3. How much notice do you give before entering the unit?
• The law says 24 hours—some landlords ignore that. Gauge their attitude about respecting boundaries.
4. Is there a written move-in checklist or condition report?
• If not, create your own and email it to them the day you move in. Document everything.
5. What’s the real monthly cost with utilities, parking, and trash?
• Don’t get surprised by tacked-on “amenity” or “maintenance” fees. Nail down the full number.
6. What happens if I need to move out early?
• Look for flexibility—or plan your exit strategy. If there’s a lease-break fee, get it in writing.
7. Has the unit been rented recently? Were there complaints from the last tenant?
• You’re sniffing for turnover problems, ongoing neighbor disputes, or eviction history.
8. Who manages the property—on-site, or a corporate office?
• Corporate landlords can be slow and inflexible. On-site managers can be intrusive. Choose your poison.
